• Taking the broad view:  Athenians have backgrounds in planning, finance, architecture, economic analysis, data manipulation, and a bent toward the big picture.  We approach problems by defining the right question, analyzing real world data, and testing potential solutions.  Our process is exhaustive and effective, and may result in surprising recommendations.  When consulting to a large urban school district, for instance, our team showed that certain schools were crowded due to importing students, hence seats should be provided, counter intuitively, not at the crowded schools but where the students originated. 
• Knowing the hands-on reality: Because Athenian builds, operates, and renovates properties, we understand the costs and benefits of real estate at the most basic level.  We propose conceptual solutions that will work on the ground.  For instance, when consulting with a regional transit authority on the organization of its real estate department, our team proposed phasing in a scanned data system rather than focusing on digitization because scanning could be achieved and used more rapidly.  When recommending a $42m capital improvement program for a distressed office property, our Project Manager designed an initial $9m phase that could be tested with leasing before committing to the full program — and then of course succeeded in leasing and completed the full program.
