  • Handling daily management intelligently: Athenian looks at the total picture, not just this month’s cash flow.  We understand what it takes to get and keep the right tenants, how to maintain real estate for the appropriate term, and how to specify, bid and control vendors to get the best the market has to offer.  For instance, when told that a boiler had to be replaced due to pitting, our Property Manager was able to get it replaced at no charge by a vendor who had maintained it improperly.  In another example, our Property Manager was able to balance the security needs of two key tenants, one who needed tight security and one who needed access for a large subscriber group, by adjusting security equipment and tenant data.
  • Providing useful documentation: Athenian stresses continuous integrated reporting systems from on-line work order and scheduled maintenance systems to integrated monthly accounting including detailed budgeting and reforecasting.  We document so owners can make the best decisions and demonstrate how they were made. For instance, our Operations Manager noticed unusually low electric bills for a heavy electric user and determined that the meter reading vendor had used an erroneous formula, resulting in recovery of $174,000.
