- Construction field process and the construction team: Our staff members have backgrounds in architecture, engineering, and hands-on construction that give them the insight to solve problems before they happen. When master-planning a building for data center use, for instance, our Project Manager located the centers in areas of the building that avoided unfavorable floor conditions, saving over $100,000.
- Construction documentation: We’ve adapted contracts and developed customized forms and processes to serve owners’ needs. After completing a job in 2008 for a client with billions in its construction pipeline, Athenian principals were asked to redraft the client’s construction procurement process including RFP’s, contracts, accounting workflow, change process, invoicing process, reporting process, and closeout. By carefully organizing construction contracts, Athenian creates significant savings: in three recent 7-8 figure jobs, our Project Managers saved over $200,000 per job by avoiding double-billing in labor rates.
Athenian makes the construction process successful AND transparent. We get it done on-time, on-budget, as-designed, AND we give owners coherent reporting they can understand at a glance or review down to the expense invoices. Athenian recently completed a $50m project on time in a facility where two other project managers finished similar projects months behind schedule — AND we clarified the accounting of the project to eventually save $8m over the original $58m budget.
