Situation

While working on the redevelopment of this distressed office building in 1998, senior Athenian staff at a predecessor firm noticed a new user in the market: telephone switchgear and data centers. While the property had some of the facilities these tenants wanted, it lacked others needed to secure these lucrative tenants.

Response

The team quickly learned the needs of tech tenants and planned new infrastructure in the building to support them. This plan included clearing multiple shafts, providing roof decking, securing significant electric service and quality distribution, and creating entry vaults for multiple fiber entrances. These improvements allowed the property to secure over 100,000 sf of tech users.

Result

During the tech industry down turn of 2000, the property remained stable as the team had focused on a mix of tenants and had understood and negotiated favorable tech leases.  When the tech market began to improve in 2004, Athenian brought a specialty tech buyer to the property, Digital Realty Trust.  Digital and Athenian are now in the process of taking the data center capabilities of the property significantly further, continuing the increase the property’s value.
