A space controlled by Digital Realty Trust at 111-8th became available with the potential electric capacity of 330 watts per square foot for IT and cooling loads if redesign of the space and connection to backup generation could be accomplished. A customer was anxious to occupy this space and take advantage of this high level of electric power.
Digital turned to Athenian to handle this complicated rebuild in a crowded space which shared utilities with other customers. The time available to convert the space was four months, including design, and the work necessitated interconnection with remote cooling and generation equipment as well as working multiple shifts in a fully occupied Manhattan building.
The job was completed just one week over the initial schedule, and the customer was able to take occupancy timely by coordinating commissioning activities. The job was completed within its initial budget and within less than 3% over a subsequent more aggressive budget. The adjacent customers sharing utilities to the space were kept live 100% of the construction period.
